Before booking or enquiring, we have to advise of you of something that may have an influence on your stay.

There is a partially complete development site to the South/East of Villa Rosina with 11 x 2 storey villas. Although we cannot advise accurately what level of disruption there may be, we wish to ensure guests are aware prior to arrival. The closest 2 villas have now been completed and the work has been at a standstill on the rest during Winter into Spring 2021

The villa's aspects are not affected due to it lying next to and not in front of the villa. The villa does have some protection with the high wall and privacy is not affected.

On the bright side there may be no impact (or minimal in certain periods) but either way we are offering a discount for acceptance. We are offering a goodwill gesture to compensate which would be 10% off the rental price paid.

The rough and the smooth have to be accepted equally but you may be lucky and have quiet days or may be unlucky and have bad days. The beach lies only a few km away (as do many other quiet spots and hideaways) if it gets too much and in the evenings it will be quiet anyway.**.

Villa Rosina in Tala, near Paphos, Cyprus is a luxury villa with private pool, three bedrooms (one en-suite) and sleeps six. Villa Rosina has amazing sea views, private corner position, dishwasher, washing machine, fully air-conditioned, enclosed garden and lavishly equipped for you to have a relaxing holiday. Villa Rosina is situated on the edge of the thriving village of Tala with shops, restaurants and bars in walking distance, and an easy drive to the beach and sea at Coral Bay. Villa Rosina is spacious, bright and airy with colourful furniture and has everything you would need to accommodate six people in comfort. The ground floor of Villa Rosina is a large open plan area comprising lounge, dining area and kitchen. Upstairs there are three bedrooms, one with en-suite shower room. A covered outside terrace opens off the lounge to the garden and private swimming pool.

Furnishings are very modern, homely, clean. The TV was a flat screen, big and modern with plenty of channels sub titles would have been handy though. A large supermarket is within ten minutes drive and is excellent and well priced. The patios and pool area are superb. A fab outside eating area and barbecue facility. The surrounding area is very peaceful. Would highly recommend booking this villa, a fab location, an excellent villa and an outstanding holiday had by all the family. Must book. The people managing the property were outstanding and very responsive. Excellent."


DETAILS OF THE INTERIOR

The front door of Villa Rosina opens into the open plan area comprising lounge, dining room and kitchen. Villa Rosina's kitchen is large and very well equipped including granite worktops, a washing machine and dishwasher. Between the kitchen and dining area there's a granite topped breakfast bar. The dining area has a glass topped solid wood table and six chairs with doors opening out to the outside terrace area and private pool. The airy lounge area has a three and a two seater sofa - perfect for relaxing in front of the television with Satellite and DVD player. From the lounge, doors open out onto a covered terrace and private pool. The terrace is furnished with a glass topped table and six chairs perfect for relaxing in the shade, a quick dip in the refreshing private pool, alfresco dining and socialising with your party.

Upstairs at Villa Rosina, the landing leads to three bedrooms and the large family bathroom with bath and shower over. The master bedroom has a double bed and en-suite bathroom including a shower cubicle. Doors lead out to the balcony with table, chairs and stunning views across the landscaped gardens, the private pool and the fields to the sea at Chlorakas. The perfect place to enjoy a leisurely breakfast. There are two further bedrooms, one double and one twin. Both are bright, airy rooms with fitted wardrobes. Each bedroom has remote controlled ceiling fans and portable fans to supplement the air-con and for comfort as desired. **The current IPTV system features most UK Sky channels (premium sports, documentaries, movies & music included) as well as many channels in German, Spanish and Russian. It also features a library of 900 movies, series and children's series which is regularly updated.**


DETAILS OF THE EXTERIOR

Villa Rosina is an attractive villa with stone detailing on the front with an archway porch for the front door.

A short driveway leads to carport built under the villa, perfect for keeping the car cool in the heat of the summer.

The landscaped and enclosed gardens include an 8m x 4m private swimming pool with shower, surrounded by areas for loungers and a barbeque. The villa has six loungers and three umbrellas to make the most of the private pool area, as well as a gas barbeque for alfresco dining.

The sofa set with sail shade allows casual coffees and drinks whilst admiring the wonderful sea views.



**Please note that the road that can be seen below is the one leading into the complex. It is not a main road and will not cause any disturbance or infringe privacy due to the elevated position of the villa, It is only used by a small number of residents on this complex and there is no through road**

Villa Rosina it's just a ten minute stroll into Tala village where you'll find a good selection of shops, restaurants and bars. Picturesque Tala Square is just 1.5km away and is popular for lunches, relaxing with a drink and evening meals on the verandas of the good quality restaurants, many with stunning views over Paphos and to the sea. Tala is a popular and growing village north of Paphos, set on a west facing hillside looking out over the blue Mediterranean Sea. Immediately north of the village is the famous Agios Neofytos monastery dating from 1159. In the fields around Tala you'll find vineyards, orange, lemon, olive and almond trees and banana plantations.

You can drive to Villa Rosina from Paphos Airport in about thirty minutes. From the villa it's an easy drive into Paphos for some of the best shopping you'll find anywhere in Cyprus. It's also an easy drive to the centre of Peyia, a vibrant community stretching from the bright lights of Coral Bay to the traditional centre of the old village. There are a good choice of beaches within an easy drive. Try Coral Bay - a great beach with every amenity and water sports you could imagine including diving.

Alternatively drive up the coast road into the Akamas Region to enjoy the deserted beaches of Lara and beyond. From Tala the attractions in Paphos and renowned Paphos Aphrodite Water Park are also easily accessible, as are numerous archaeological ruins in Paphos such as the Tombs of the Kings and Paphos Archaeological Park.

There's a golf course at Tsada (now known as Minthis Hills) approximately 20 minutes drive away as well as the new Elea Estate Golf Club designed by Nick Faldo. Secret Valley and Aphrodite Hills golf courses can be reached in 30 minutes or less also.

The local mini-market and Cava (great wine selection) is open 6am until 1am May-October and 6am until midnight in other periods

''Property and standard of decoration / fit out was accurately represented by the photos ... from my experience this is seldom the reality. We didn’t hire a car as could walk to shops and local town got taxi when we chose to go the Paphos/coral bay. If coming for two weeks or wanting to explore car probably a must. We ate out every night - best place by far was Andria in Coral Bay.

Very prompt service and great facilitation from you as agents. Great that you were able to adjust departure time to meet my requirements. Had a couple of minor issues which were sorted out immediately.

''We had a really enjoyable stay at Villa Rosina. The property we found to be immaculately maintained throughout with everything provided for a great holiday. The views from the terrace were super and the location suited us very well. Naturally a car is needed in our opinion in order to allow flexibility in getting out and about.

Tala village was lovely (we also liked Peyia and would consider staying there in the future as well). We have previously visited many of the tourist attractions in the area and this was mainly a stay of relaxation for us this time. Two restaurants we visited though that we feel are worth highlighting are firstly the Melitzia taverna up in Tala village-lovely authentic Cypriot food, friendly service and great views as well as being reasonably priced. The Coral King restaurant in Coral Bay-their Cypriot evenings held twice a week are the best we have been to anywhere in Greece. The dancing followed by guest participation after was brilliant. The food was also very good!

We are not sure if we will be returning to Cyprus in the next few years though I am sure we will do at some stage. We found all communications to be very good during the booking process. Thank you and Best Regards,

''We’re just back from a fabulous holiday at Villa Rosina….wow. Fantastic property (as good as it looked in the photos), well equipped and very clean. Fantastic views from the various terraced seating areas meant that we were reluctant to leave the villa to explore Cyprus – we’ve been many times already so it was nice just to totally relax at Rosina. ''Good Afternoon Steven, Back to reality now but we had a great time. We loved the villa and had no issues with it and would consider staying in the same property again. Having 2 young children (1 & 5) we found it very spacious and child friendly, Especially downstairs in the villa. Great evening views of the sun going down when relaxing with a drink. We had no issues with the location as we are familiar with Tala and surrounding areas, plus we had a car to get about. Within Tala we reccomend Masasoura and Melitsia tavern as we have had excellent meals on a number of occasions. The Flying Dragon Chienese in Chlorika was also very good for a take away meal. Thanks for your great communication and being very helpful. ''

''We had a fabulous time in Cyprus, especially in Villa Rosina and thank you for all your help before hand with booking and car rentals etc. Everything worked as planned and we really loved Tala. Villa Rosina is beautifully presented, very clean and every detail is considered and thoughtfully put in place in order to provide a home from home feel. Coordinated towels, cushions and throws added to such detail. The garden and plants are delightful to sit in and enjoy. We loved the different seating areas in this luxury villa.

The villa is in a perfect location within a small house/villa development. Set away from the busy town of Paphos, and giving superb views of the sea, fields and Paphos town, it is quiet and the views are not interrupted at all, due to the villa’s corner position. We never had to travel far at night for a meal, instead we preferred to visit Tala square.

We would recommend any of the restaurants and bars in Tala square as well as Stephanies too. We always received a genuinely warm welcome and enjoyed chatting with the locals. We especially recommend Restaurant Malitza and Casa Luna - who’s owners were particularly charming and welcoming. The mini-supermarket in Stephanie Village is fantastic!!! Coral Bay beach is lovely as well as many municipal beaches in Paphos. Visiting Mount Olympus is a must along with Kykkos monastery and the village of Platres. The English chocolatier who lives there tells many wonderful stories and experiences. His chocolate is a must to buy! A wide range of supermarkets are available which are well stocked. Our sons really enjoyed Paphos water park and the Crazy Golf. The Papantonio bakeries are a treasure trove of tasty cakes, bread and puddings. They were so obliging when we ordered a birthday cake for our son, Alexander’s 12th Birthday.

Your service was Friendly, efficient and speedy service always. Advice and help was offered for renting cars which worked very well, especially as we had a long journey from Larnaca Airport. Colin and Carol were excellent. They were so friendly, offered their help if we ever needed it and were so quick and on hand e.g. replacing the gas cylinder for the BBQ, instructions for the safe. They would notify us with a text message too!

Everything was wonderful! We are planning a return next year. We would be only too happy to share our thoughts and feelings about a truly super experience in Tala, Paphos''

''Good Morning Steven, Thank you for your e mail and yes the villa was stunning and we just loved it! It was very clean, well maintained, the pool was fabulous, crystal clean and just beautiful. It was in a prime position looking out over farmland to the sea. The local manager Colin was very helpful and arranged for a late checkout also promptly replaced a leaking shower head. Everything about the villa was perfect and we were very sad to be leaving it. Will probably visit again in the next 12 months or so. Thank you for a wonderful holiday. Kind regards, Gill''

''Hi, The villa was as described and easy to find and I was very happy as beer was there and also cheese, bread and wine which I hadn't asked for but was grateful to have. Assuming that there is no problem with my deposit ( which there should not be I broke nothing and left the place clean) I may well consider returning to the same villa, certainly to Cyprus in the next year. The restaurants in the village where very agreeable. I was pleased with your service and the managers made themselves available although I did not have any reason to contact them. ''We all had a fantastic time in Cyprus and Villa Rosina. 4th Sept 2013. We went to Cyprus because our son was getting married. From the moment we stepped off the plane, we were welcomed by Andy our taxi driver who looked after us and all our family and friends through out our holiday (a super guy). Villa Rosina was perfect in every way, big, light, airy, lovely gardens and pool, even down to the fluffy towels.

Villa Rosina was clean and comfortable. The outside was well kept and the pool delightful. The location was quiet and we had a very restful holiday. It was a short drive to local restaurants and shops and only 15 minutes from the centre of Paphos. The drive to/ from the airport was easy and done within 30 minutes. The views from the villa were also good, overlooking Paphos and the sea. Would recommend a visit to the Troodos mountains for a cooler climate. We also found the Tomb of Kings interesting as well as just exploring the various areas of Paphos (old town, harbour, sea front). There was an excellent Italian restaurant in Tala called Casa Luna. A friendly atmosphere, much cheaper and nicer than the restaurants in Paphos. Good agent communication and Colin was available when needed. Happy with everything. We had a lovely time at the villa.

"Stayed 29 August - 4 September. Fantastic!! - Very, very modern and spacious, lacked nothing. Location fantastic, views brilliant. Very, quiet and peacful, just what we wanted. Louise was very friendly and helpful. Five of us stayed there and had a relaxing, peacful and enjoyable holiday. All rooms air conditioned, and the pool is fantastic. Loads of places to eat out a few minuted drive away, but for the majority of our time, we cooked ourself, and sat around the large table by the pool having a few drinks admiring the views. Looking at dates to book next year. Cannot recommend this villa highly enough!!!"

"I thought that everyone involved in renting this property has done a top job. I exceeded our expetations although we have rented from your website now three times and had three very good choices. I would definately recommend your rental properties to family and friends. "The villa was very well equipped and comfortable. It was clean and welcoming on our arrival. The lay out worked very well and the pool was lovely. The garden was well planned and the carport kept the car cool. A bonus was that you could see the sea from the villa. It would be essential to have a car at this villa as the walk to the village is about 15 minutes uphill and may not be enjoyable for everyone in the heat. We thoroughly enjoyed our time there and would probably book the same accommodation again "
