This is a well equipped stone built ('Lithos') 3 bedroom, 3 En-Suite single storey paphos villa with open outlook, amazing views & dramatic backdrop in one of Peyia's most exclusive residential areas. Away from the hustle and bustle of the village square but still only a 15-20 minute walk away (1km), the elevated position of this villa ensures it enjoys a serene atmosphere and enviable panoramic views stretching across the countryside and ravine towards the sea.

The villa is deceptively spacious throughout and comfortably furnished in a traditional style.


Villa Alicia is accessed via a small set of steps (15) (gated) near the private parking area outside. An immediate sense of awe washes over you as you see the stone villa with private pool in front and the amazing mountain scenery.On entering the villa, the living area is dominated by the working corner stone fireplace and is equipped with Satellite IPTV** and a DVD player. There are 2 large and comfortable sofas. Behind the lounge is the dining area with room to seat 6. Through an archway and you are in the fully equipped kitchen which includes an electric oven and hob, microwave, fridge/freezer, washing machine and dishwasher.

The 3 bedrooms are located along the corridor leading from the lounge. The master double bedroom has a full en-suite bathroom and patio doors that lead directly onto the pool terrace. There are two further twin bedrooms each with en-suite shower rooms. One of these shower rooms also has direct access from the corridor so can be used as a separate guest cloakroom. Further internal features, are wooden beamed ceilings and whitewashed walls which contrast starkly with dark wood furnishings giving an air of tradition and a feeling of cosiness in this delightful paphos holiday villa.

For added comfort two ceiling fans have been installed in the living area and both the kitchen and living area have been fitted with flyscreens. All 3 bedrooms are equipped with flyscreens and air conditioning units in all rooms (including living area) is included in the price.

Also included are pool/beach towels, safety deposit box and hairdryer. The villa is fitted with a UK style sanitary system (no bins required for paper) and 2 x 750 litre water tanks on the roof. A Travel Cot and Highchair can be provided free of charge upon request.

Wi-Fi is included in the rental rate.

**The current IPTV system features most UK Sky channels (premium sports, documentaries, movies & music included) as well as many channels in German, Spanish and Russian. It also features a library of Movies and TV series which is regularly updated.**


Outside Villa Alicia, the 8m x 4m private swimming pool is surrounded by a large sunbathing terrace fully equipped with sunbeds (6), umbrellas (3), a smart looking and effective BBQ, and a wooden table and chairs. A pool shower has been newly fitted for convenience.

The area is perfect for enjoying relaxed alfresco dining on those warm summer evenings. The well tended garden area is planted with young fruit trees and fragrant jasmine and honeysuckle climb the perimeter wall.

The elevated position above street level gives privacy and a lockable security gate gives peace of mind.

Winding up through the banana plantations after a short drive along the coast road from Paphos brings you to Peyia (Peigeia). Villa Alicia has a delightful position on the hillside in Peyia overlooking the sea at Coral Bay.

The village of Peyia is one of the most picturesque and popular villages in the Paphos area. Peyia is spread over a large area with the village centre having many good amenities including bars, restaurants, tavernas, shops and banks. Peyia is a typical Cypriot village. A beautiful ancient church forms the heart of the village while the narrow streets and alleyways are full of old and interesting houses adorned with colourful flowers and citrus trees. Peyia is still largely unspoilt with lively tavernas and friendly locals. You can also buy all your provisions including fresh meat and bread in the shops in Peyia. The early morning aroma of freshly baked bread, sweet and savoury local pastries and cakes coming from the Peyia bakery is almost too much to resist!

Things to do in the Peyia area include many watersports on the beach at Coral Bay, diving, Paphos Bird and Animal Park, horse riding, visiting the protected Akamas Peninsula and Lara Beach Nature Reserve (famous for turtles), hiking/walking, buggy safaris, 4 x 4 safaris, the Sea Caves and Agios Georgios area, sailing and many more. From Peyia the attractions in Paphos and renowned Paphos Aphrodite Water Park are also easily accessible, as are numerous archaeological ruins in Paphos such as the Tombs of the Kings and Paphos Archaeological Park.

If you want to get out and explore Cyprus' fantastic scenery, take a trip to the Akamas Peninsula, Polis, Latchi or even the Troodos mountains. The Akamas is an untouched part of Cyprus with unspoilt coastline and traditional fish taverns in stunning seaside locations.Troodos is the main mountain range in Cyprus, not many people know that in the can ski!

''Villa Alicia was lovely, it was like home from home and had everything we needed. The pool was lovely and the views were amazing. We have stayed in Peiya previously so knew of the area although finding the villa was tricky on the first couple of trips out until we found an easier route passing the football stadium. Having Diana meet us before arriving at the villa certainly helped as I think we would have really struggled to find it on our own the first time.

We would recommend Poppadom (Indian restaurant) on the Coral Bay to Paphos road and also Wisdom Taverna again on the sane road. We didn’t take part in any organised trips as we visit Paphos every year so have been many times. We did a ride up to Tala which was lovely.

We were very happy with the service and found Steven to be friendly and helpful in all our correspondence. Diana was lovely, she was very friendly and helpful. ''Alicia Villa is a beautifully situated, well equipped, well furnished villa with a amazing views.

The peace and tranquillity it provides is out of this world. It is so quiet, the only thing to break the silence is the tinkling of goat bells on the mountain side.
The service provided by Lets Rent OnLine,Com. was first rate, from my very first contact, thry couldn’t have been more helpful and I felt totally confident from the start that all the arrangements would go well. They even helped me find a very good car rental company who served me admirably.

The management team were great, Diana met us in the village to show us the way to the villa and settle us in and the service she provided during our stay was excellent.

There are so many lovely restaurants around, if you go up to Kathikas, which is a must, it’s such a lovely village. We had a wonderful lunch at Yiannis Tavern Tel:- 26633358. We had Sunday lunch there but if you go on Tuesddsy evening there is live music, but best to book for that as it is very popular. Shoud you go into Paphos The Alkionis a great restaurant, run by Kyriacos and his wife, wonderful food, great welcome,well worth a visit,you won’t be disappointed. Live music and local dancing entertainment on a Monday evening Tel:-269336217. If you don’t want to go that far the Phidias Tavern at the Coral Bay junction is great too, a family run tavern, his wife is a great cook. I have used the Alkion and Phidias tavern for many years and have never been disappointed. Both Good value too.

I won’t be renting a villa in another country, it has never appealed to me to do that, I just like it in Cyprus. Thank you again for a wonderful holiday.. ''.

''We could not fault anything. The villa was very well maintained, clean and well equipped. It had everything we needed and more! TV and wi-ifworked well and my husband was particularly impressed that he could watch the football!

The location was amazing, so peaceful with stunning views. We particularly enjoyed sitting outside in the morning, having breakfast with just the sound of the bells on the goats roaming the hillside. The walk into the village took us 10 mins and the busy places of Coral Bay and Paphos were not too far away in the car. We visited the Old Cinema (twice) and Peyia Tavern in the village for evening meals. Both were excellent although the portions defeated us...especially the meze at the Peyia tavern. We also enjoyed lunch at Peggy’s Deli.

Excellent service from you. Prompt responses to email and the information pack provided was very informative and extremely useful. Diana was brilliant. She met us on the day we arrived and expained where everything was. The welcome pack was also very much appreciated. We did not have to call on her during our stay but it was reassuring to know that we could contact her should we have any problems. ''We had a fabulous holiday. The great news was that the property was very accurately described with the pictures being a true reflection of the villa. The location was as described being on the outskirts of Peyia with fantastic views across the mountains and the sea. We used the old cinema twice which is a traditional restaurant in the centre of Peyia that offered outstanding value for money. Oniro by the sea was brilliant for an evening meal with an outstanding menu in a super location.The food quality was excellent with super service. We had a lovely lunch in Searays bar, again with great service and very reasonably priced.

I was very impressed with the service you provided, and we even used the water sports at Latchi with the discount The information supplied was extremely accurate, very timely and reassuring. It has been a pleasure booking with you and you will be the first company that I look to book through in future. Thank you

''We had a wonderful time at Villa Alicia, a wonderful six months in Cyprus. We were very sad to leave it all behind for a very chilly, noisy UK!

Villa Alicia was just right for us. A good size, and very well furnished; the beds, in particular, were incredibly comfortable. The villa was also remarkably well equipped for a holiday villa — something that I had been a little concerned about as we were going to be there for an extended time.
But Villa Alicia’s best asset is the outside space. The terrace and pool are spacious, comfortable, just right. And the view is spectacular. Even in the chilly winter, we spent a lot of time outside, sitting, eating, looking out at the hills and the sea! Villa Alicia is warm, welcoming, and just about the most relaxing, peaceful place we’ve ever stayed in.

Villa Alicia has the best of both worlds: in the hills above Peyia centre, it’s just so peaceful and quiet, but within a ten minute walk you can be in the village square, with all of its restaurants and bars and shops. Coral Bay too, is just a short drive away, so when you want to do the touristy thing you can. And even Paphos itself is close enough to drive to every day should you want to. Everything is on your doorstep really, but never intrudes, which was exactly what we were looking for.

Paphos is great for shopping. The Kings Avenue Mall is terrific, and there are plenty retail parks to visit too. The Tomb of the Kings is well worth a visit too, as is the old harbour. Closer to home, in Coral Bay, you can’t beat a walk along the two lovely sandy beaches. The main strip has many great restaurants; Lekantos was our favourite; lovely Cypriot food and service. Limani Taverna is a lovely Cypriot restaurant by the sea, overlooking the Coral Beach Hotel and Resort’s marina. A lovely atmosphere, and the staff are terrific, including Marguerita, the resident cat! Highly recommended. In Peyia, Savvas Grill is great for food, and the Mediterranean Art Gallery and Bistro has a great atmosphere, and their Dancing Potatoes are terrific. Peyia Tavern is worth a visit too, and the Jail Pub is nice and cosy if you’re missing home!

Absolutely satisfied with all service received. Steven has been a great help even before we booked Villa Alicia, and has given us lots of helpful information and advice throughout. Our villa manager, Diana, has been terrific from the start to the end of our stay. Diana was brilliant, helping us with anything we needed promptly and efficiently. I can’t stress enough how wonderful she was, and how much we appreciated her.

We loved the TV package and the wifi was particularly reliable (very unusual!), which was great for us as we had to work while out there. We loved the villa, and everyone was genuinely so helpful, that we really can’t think of anything that needs to be improved at all!''.

''Nice location and very well equipped and maintained. A very tranquil location with good amounts of sunshine all day. A car is essential but this is clearly stated in the description. We were looking for a quiet holiday but NEOs Sports Bar, approx. 5 to 10 minutes drive away has very good dining.
Exceptional service from yourselves at letsrentonline thank you. The manager was very easy to contact if needed and responded very quickly when contacted. Villa holidays are something we enjoy and have stayed in a number over the years, Villa Alicia is always one we look at for availability first in making any decisions where we go but at the moment future holidays are a little uncertain. Anonymous on the website please but you can pass these comments to the Owners and Property Managers giving our names. ''Just what we wanted, a quiet restful and tranquil environment. It suited three generations. Due to our flight arriving late in the evening, it was great to be met in the dark and escorted through the village to the villa and then given a quick tour of the property. The 'welcome pack' was well thought out and coped with two starving teenage boys until we could get to a supermarket the next morning. The villa was of good quality, well maintained and everything worked. A big thank you to the management staff and owners. Thank you for all your support and also many thanks to Diana and Andy for their help and attention. We were so pleased with everything that I gave 5 stars to all questions. ''We found it to be a very nice well maintained and comfortable place to stay, with lovely views but the best was the tranquillity even though we stayed only 2 weeks it felt like a lot longer and totally de-stressed us. As we know Pegeia well we didn't find it difficult to access as we knew other ways of getting there. The village is quaint with an excellent choice of kiosks, bars etc.

Sykaminia Café in the old town Paphos, the best Cyproit welcomes we have had island wide. We did the Blue Lagoon day trip off the Sea Star which was well worth a trip. Last year we did the Akamas jeep safari which is when we first saw the Blue Lagoon, that too is well worth a trip. Raffles on the Tomb of the Kings road offers fabulous fine dining the best we have found outside a 5* hotel in Paphos so far with excellent customer service.

Very satisfied with your service, as I kept changing the date and you were very patient with me, I thank you for that. Replies and communications were always very prompt. Will definitely book through you again. UK tv channels would have been nice, but we have films on my laptop & UBS drive which we connected to the tv, but I guess not all your visitor travel so well equipped!

''Lovely villa. Very clean and well presented. Pool great too. Our only criticism would be that if the owners want you to shower before entering the pool it would be very useful that it had an outside shower. Perfect location to Coral Bay, Paphos & Latchi. Loved the mountain view and goats from the villa! 3 restaurants we highly recommend: Green Hill in Peyia, Muse in Old Paphos Town, Oniro by the sea - down by the wreck. The new shopping mall is good in Paphos too. Also swim in the sea at Paphos harbour! Yes very good and friendly service. The villa would benefit from an Outside shower & Side tables for outside.

Excellent villa. We've been there before so we knew what to expect. There have been a few notable upgrades since our last stay in 2008 such as plush new sofas and new air conditioning (with a handy countdown time switch - great idea!). We love the location. On the edge of Peyia, overlooking dramatic open countryside, yet still close to the village amenities. The Grande in Peyia is good. Never miss Viklari - The Last Castle out towards Lara Beach on the Akamis. We had a great day on Wavedancer 1 sailing from Paphos Harbour. Yes - I was impressed with your service. I will definitely use you again for my next trip to Cyprus. The local managers were nice friendly and helpful people!

''Villa Alicia was wonderful, had everything one could possibly want, beach towels always very useful, BBQ was very good as well when we used it, easy to clean and maintain. The beds very comfortable no mean feat when your trying to please everyone. very peaceful setting for the perfect getaway.Loved coral bay, the sand gets very hot so be prepared, sun beds reasonably priced, have remained the same cost for last couple of years so not bad really if you want comfort. Coral king and serialism both in coral bay good places to eat reasonably priced staff also very welcoming. The moorings on Paphos seafront again good value meals and friendly staff. Ice cream to die for in paphos opposite bus station ! A must for all ice cream lovers! But really have never had a bad meal. All communication with letsrentonline has been efficient and helpful which is why we have chosen to use for our last three holidays to cyprus.Diana and Andy who managed the villa locally were both really helpful and friendly, there if we needed them but other wise let us get on with it which is how we like it. Andy maintained the pool brilliantly and was unobtrusive.''

"The villa was spaceous, clean and very well-equipped. The location was superb! Peaceful with wonderful views over the mountains. Ate breakfast by the pool watching the mountain goats. Perfect. We chose to ate mostly in Paphos, but did try the Peyia Tavern, Savvas Tavern and Green Hill restaurants in Peyia, which had the most fantastic views from the top of the mountain. "We enjoyed our holiday in Cyprus very much. The villa Alicia was lovely and we thought it was in a great position, we've never been somewhere so peaceful, but not isolated. We enjoyed all our meals out but especially enjoyed the Grande restaurant in Peyia, it is just off the main street, the people are very welcoming and the food was very good. We also enjoyed a night out in Yianni's in Kathikas, we went Tuesday night which is Greek dancing night with a buffet style meal, we can highly recommend this. Latchi is also good if you wish to hire a boat or go on a boat trip, bars and restaurants aren't bad either. If fact we never had a bad meal/trip out at all. The agent was good and we found the service provided by you very good.''

"Wonderful - great view, extremely clean and well equipped. Also very spacious. For our tastes, the location was perfect. We were looking for peace and quiet, away from bustle, and from the commercialisation and anglicised areas of South Cyprus like Paphos and Coral Bay. Peyia was a lovely traditional village. It's position on the end of the cul de sac was very beneficial, and for those aware of the sprawl of building on the hill around Peyia, this was a prime spot.


-Hondros in Paphos next to municipal car park just back from harbour - great traditional Cypriot food in family atmosphere
- Yiannis in Kathikas (opposite Imoyeni's which despite coming highly recommended, we found disappointing) - great atmosphere, friendly and welcoming, fantastic traditional Cypriot fare at great prices, with enormous portions
- La Vigna Coral Bay - pricey but excellent authentic Italian food in a really friendly atmosphere
- Last Castle just past Agios Georgios into Akamas - 4 wheel drive recommended - high up on hilltop with amazing views over sea and Akamas - serves 12:00-17:00 only for basic grilled pork or chicken, salad, chips - was full of Brits only but other than that fantastic lunch stop
- Corrallia Beach - better by far than Coral Bay!
- Latchi - very pretty harbour & good beach
- Agios Georgios - gorgeous location but beware beach has no parasols or shade - take your own!
- Motor boat from Latchi - if you're into boats this is a must do for anchoring up in the little bays West of Latchi
- Kourion archeological site just west of Limassol- huge site very well preserved and some under cover of shade

Communication was always clear and prompt. Couldn't ask for better service. Very very responsive and friendly. We had a wonderful break thank you.''

"Back in Germany I had a lot of work, however, now I get around to thanking once again. We have felt us very well in the villa Alicia. Particularly we would like to praise on-the-spot support. Brian was very reliable and handed over its work on Dug. Dug looked after us very well. For example he substituted for a broken sun umbrella stand, he repaired a lamp in the living room and he came within 10 minutes because we had a problem with the oven. And he visited us several times to ask us whether everything is in order. An excellent service. Anyway we will recommend Villa Alicia. Kind regards from Norbert''

""Villa Alicia was a fantastic charming and rustic villa in a great secluded and quiet location with fabulous mountain views, the ambiance was magical and the weather was lovely ... not too hot. The pool was great and the property itself was clean and well maintained (thank you Brian) with all the necessary modern facilities. Both Steve and Brian were only a phone call away and provided us with all the information we required from taxi and restaurant telephone numbers to recommendation of places to visit.... which was much appreciated. The owner provided a good customer service.

The short walk into the village in the evenings were most enjoyable with a good selec tion of restaurants and bars. Only a short taxi ride to the resort of Coral Bay which had a great selec tion of restaurants (Hippopotamus & Poseidonas good prices, service and food) and fun entertainment.

Our favourite restaurant with outstanding views, food and great hospitality was "Viklari" also known as The Last Castle (follow directions for Avakas Gorge... but be warned you have to book in advance as it gets very busy but definitely not to be missed!

It is a good idea to hire a car so you can see the country side, beautiful beaches and mountains, all in all it was a fantastic holiday which surpassed our expectations and we are looking forward to returning next year.

Our only complaint was that we wished our stay could have been longer.... 10 days was not enough !!!

We would both be happy to recommend this villa to friends and family.

"The villa was very private which was exactly what we wanted. The rustic feel was in evidence both inside and out. We enjoyed the walk into the village in the evenings where there was a good choice of places to eat with the food definitely surpassing our expectations."

"The property was comfortable with excellent facilities. The three bedrooms with their individual air conditioning and toilet facilities were excellent, as was the provision of kitchen equipment. The pool and outdoor seating were ideal for cooling down after a hot day. Pegeia village has some good restaurants, although we were unable to get food delivered as we did not have a complete address - I would expect street names will be put up once the nearby building work has been completed. As another reviewer commented a car is essential for this property but as long as this is realized then I can thoroughly recommend this villa."

Deposit Information

A refundable security deposit of £100 is required to cover any damage or breakages to the property.

30% deposit required, with the balance paid 56 days prior to arrival.

Changeover Day

Access to the property is anytime from 3pm on arrival.Guests must vacate the villa by 11am on the day of departure.

Covid 19 Update for New Customers Only

For New Customers/ New Bookings (placed as new) from 1st April 2020 for stays between 1st June and 16th May 2021, free cancellation applies to deposits

Bookings Must be cancelled 56 days or more before arrival (or before paying the full balance to qualify)- If the Balance is Paid and Severe Travel Restrictions are announced forbidding travel then a full refund will be made of all monies paid.

If booking within 8 weeks of start date (full balance payable at time of booking) and travel restrictions are enforced for the period of your stay, a full refund of all monies paid will be made. Cancellation would have to be made more than 7 days from start date in that scenario
