Anastasia's House in Kathikas, Paphos District, Cyprus is privately positioned within a courtyard setting. Anastasia's House is a three bedroom stone built villa that sleeps six. Renovated to a very high standard in 2022, it has stunning stone features inside the villa that feel like a traditional Cypriot village home. The villa features every modern convenience. It includes private pool, garden, air conditioning, washing machine, dryer, dishwasher, Nespresso Machine, Wi-Fi and is a very short and flat walk to shops, bars and restaurants.. **Wi-Fi and Premium IPTV**

Anastasia's house is built with stone and clay, it is elegantly decorated in earth tones and wooden furniture in warm colours.

Anastasia's House is located in the traditional Cyprus village of Kathikas. The village is surrounded by vineyards and open countryside. There's a traditional winery on the edge of the village.Kathikas has shops, restaurants and bars within an easy walk from Anastasia's House Starting less than 100m away). Careful and sympathetic restoration has retained Anastasia's House' authentic charm whilst adding all modern comforts.



Directors Comments:

This villa is definitely a cut above the normal holiday villa offering. The finishes and general atmosphere created are stunning. It is a very short and flat walk to the village centre and although there are other properties around, you would never know as it is so quiet and there is no intrusion on privacy. We highly recommend this villa for a special experience and true touch of luxury living in the sun

Owners Comments:

After much thought about what we would do with a house that was in poor condition, we decided to renovate it. Congratulations to my niece Chrysanthis who has undertaken the design of the house and to my brother Pampos who has undertaken the construction of the traditional line we have succeeded. Every stage and every step was well thought out to save space and reach the result we have now.

Walls have been rebuilt because they were not in a stable condition and stones have been carved by my brother's hands to tie them together and are beautifully connected without protrusions. Living in this house until I was 19 years old I dreamed of having something beautiful, big and modern.

Seeing it now after 30 years I would like to admit that I will comfortably be happy to stay there reminiscing about the old years and all the moments that the family has gone through. The walls may have been rebuilt, configurations may have been made but the memories are never lost.

I wish all our guests to enjoy the harmony and perfection my little house will offer them along with all the experiences of village life Wonderful and carefree life for a while.

DETAILS OF THE INTERIOR

Anastasia's House in Kathikas features wood beamed ceilings, stone floors and the perfect blend of contemporary and traditional features throughout. Modern conveniences include air conditioning, fitted kitchen with appliances including dishwasher, washing machine, Smeg oven and accessories (including Nespresso machine). The open plan living area includes chunky corner sofa, satellite TV and an open fire for cooler off-season evenings.




Anastasia's House in Kathikas' design and construction keeps the villa cool in the summer and open log fire keeps it warm in the winter, making it ideal for wonderful family holidays summer and winter.

The master bedroom has en-suite facilities. There are 2 further King-sized bedrooms (all 3 have 4 poster beds) with their own entrance and shower room between.





Wi-Fi is included in the rental rate.

**The current IPTV system features most UK Sky channels (premium sports, documentaries, movies & music included) as well as many channels in German, Spanish and Russian. It also features a library of Movies and TV Series which is regularly updated.**

The internet/wi-fi is provided by cable from the main supplier in Cyprus and is approx 20mb which is more than sufficient for all normal usage.

Anastasia's House is a peaceful haven that feels a million miles from the pressures of day to day life.

Anastasia's House has large wooden gates opening from the road into the villa's charming Cypriot enclosed courtyard and private pool.



The extensive grounds include a private pool 8m x 4m with Roman Steps for ease of access together with barbecue, dining tables and chairs

The delightful courtyard also features a space for car, a covered and shady seating area, sun loungers and barbecue. Anastasia's House is the perfect blend of traditional charm and contemporary comforts

Anastasia's House is situated just 100m from the centre of the village of Kathikas. The village centre offers a good selection of restaurants and tavernas to suit all tastes, two bars (with Sky TV & Wi-Fi) and a good village shop for groceries. As Kathikas is 600 metres above sea level, it has a good climate in summer a couple of degrees cooler than the coast with very little humidity.

Famous for its vineyards, Kathikas is surrounded by vines and is renowned for the quality of its grapes. Many of the vines have been in the same family for generations. Two very famous wineries open their doors to visitors, so you can enjoy the winemaker's craft. Kathikas is also home to a donkey sanctuary and a tourist information centre.

If you're a bit of an amateur anthropologist, Kathikas is an ideal location in which to observe the traditional Cypriot way of life and to live it yourself. Kathikas' central location makes it the ideal base from which to explore Polis and Latchi, the Baths of Aphrodite, the Akamas Peninsula and the turtle hatchery at Lara Bay. From Kathikas you can choose to visit a number of Paphos' best famous beaches. Coral Bay is a short drive to a fully equipped beach with every type of watersports and diving. Latchi has a delightful beach, and again a full selection of watersports. You can hire a boat at Latchi to explore the Akamas coastline. Drop anchor when you feel like it and swim or snorkel in the crystal clear blue waters of the Mediterranean Sea. If you prefer a beach to yourself, try Lara Beach in the Akamas.

Even in the height of the summer its almost deserted.Kathikas retains and continues to re-instate its old world village character whilst encouraging selected new developments.

The village square has a small taverna where you can enjoy a cool drink whilst sitting under the trees. For fishing fans, the nearest reservoirs are Evretou and Mavrokolympos, whilst the nearest golf course is about ten minutes away at the newly refurbished Tsada golf course now known as Minthis Hills.

In Kathikas would recommend Farmyard, Yannis & Stekki Tou Panai resturants . Also the use of the village small shop as some of its prices better than super markets.The location was great for sightseeing a day trip to the mountains.

Cannot think of any suggestions to improve property or services

'''We have stayed at Anastasia villa in Kathikas in October 2022 and the property itself has been been fantastic. Lovely keen eye on details. The villa is well equipped with all the necessary items that made us feel truly at home. The thoughtfulness that has been put into all the details were exceptional. Small details go a long way and we were delighted to find a welcoming package in the fridge, which was extremely helpful after a long journey.

The location was peaceful and an absolute relaxing environment, which was exactly what we needed.
The sea view from the villa was a delight and amazing in the mornings. We loved taking a long stroll around the village and its surrounding areas, and get to know the local tavernas, supermarket and enjoy the beautiful stone built buildings, paths and scenery.

We were extremely delighted to enjoy a traditional Meze at the Yiannis taverna and a complimentary drink (absolutely mouth watering dish with never ending service brought to our table😅). The lady at the supermarket was ever so helpful and very kind and polite locals at the Gin bar.

Both Steven and also Aimee (the property manager) was on call if we needed them, all arrival instructions were sent prior to arrival. Communication was easy and outstanding throughout.
We extremely appreciated the fact that our privacy was respected throughout our stay and not had any unannounced visits (which we experienced in other places).

Of note for sports fans: Premier league games can be watched at the local Gin Bar.

We have visited Cyprus twice in 2022 and we will be planning a return.

''The villa was beautiful and looked exactly like the photos on the website. It was spacious and spotlessly clean with everything thought about in terms of coffee maker, dishwasher, microwave, washing machine etc. The welcome pack of bread, milk and cheese etc was appreciated.

The location was easy to find and in the lovely village of Kathikas with plenty restaurants and small supermarket. It was about 15 minutes driving time from the beach at Coral Bay and the restaurants there and about 40 minutes from the Waterpark which we visited once.

We ate out and found our favourites were restaurant Petradaki which we visited 5 times and the Farmyard restaurant for excellent Chinese food. We travelled in to Coral Bay and used the large supermarket there called Phillipos which has everything you could possibly need. We also visited the Letymbou Tavern which was about a 15 minute drive as we had been there before and the food was excellent.

We had a small issue with the smoke alarm going off (which turned out to be faulty) but this was dealt with promptly and efficiently. Aimee the local manager was also helpful with some sightseeing and restaurant suggestions. The mid-stay clean and linen change was unexpected but appreciated.

We had a fabulous time at Anastasia’s villa and certainly would look to rebook soon.''

''Stunningly renovated, furnished, decorated and equipped. We were privileged to be the first guests, and everything was brand new, high quality, and thoughtfully and tastefully provided.

Beautiful traditional, quiet village, 5 minute walk to great restaurants, shop, coffee shop/bar. Easy drive into Peyia, Coral Bay, Paphos etc, and to Polis, Latchi, Argaka, Pomos in the other direction

A refundable security deposit of £250 is required to cover any damage or breakages to the property.

30% deposit required, with the balance paid 56 days prior to arrival.

Access to the property is anytime from 3pm on arrival.Guests must vacate the villa by 11am on the day of departure.
