**New Secluded Villa** Alexs Villa, Nata is a newly refurbished villa situated in a secluded, private & tranquil sensory on the outskirts of the little Cypriot village of Nata. It is ideally situated, being just 20 mins from Paphos International Airport and 25 minutes from the heart of Paphos Town. Local Amenities can be found in Nata (walk to coffee shop/taverna) and Anarita. (10 mins drive)


Alexs villa is situated within the tranquil settings of the location and is also just a short drive from various local villages which have a great variety of restaurants, cafes and shops / kiosks, to enhance your stay. In 10-20 minutes or less you have the villages of Anarita, Kouklia, Aphrodite Hills, Mandria, Yeroskipou, Timi, Konia & Paphos so your evening’s entertainment is taken care of when you do wish to leave the villa. There is also a small taverna just 500m away serving Kleftico on set nights and a warm welcome for drinks, coffees and other traditional meals at other times. Periklis Taverna on the other side of the village (5 mins drive) does meals from morning until night Tuesday to Sunday. The Sunday lunch is renowned and many come from far and wide to attend it.

During the days, you have a variety of interesting places to visit. Close to home are Paphos town & harbour, the Troodos region (with all its pretty surrounding villages) & the wonders of the mountain settings and accompanying lifestyle. For days when a little more of an adventure is sought after then you are well placed to try Polis & Latchi with its fantastic opportunity to visit the Blue Lagoon (by hired boat), Nicosia with all its history and culture and Limassol, with its lovely new promenad and marina. These options and many others ensure your trip to Cyprus is diversified and varied (if sight-seeing is what you are looking for) and assisted by the easy access to the motorway network which is just 10-15 minutes’ drive away.

The villa is also well situated to enjoy all 4 golf courses in Paphos Region. The area is also well suited to and popular for cycling, especially in the off season when the climate is ideal.



This villa experience however is mostly about having the perfect location to have a holiday that is all about relaxation, peace and quiet. Its’ perfect setting within the natural landscape makes it a slice of heaven, secluded and private with only the occasional sounds of the local wild life sharing their joy of the setting too.
The villa has been completely refurbished inside & out this year and given all the little touches which make the stay truly magical.

As you drive down the road towards the villa you can clearly see how peaceful and private the villa will be. The villa is a spacious 3 bedroom single storey bungalow which is located in its own secluded plot which is surrounded (and enclosed) by fences, established mature shrub trees and hedges. The entrance to the plot is through double gates, leading to the front of Alexs Villa, which has a choice of parking for up to 3 cars.


DETAILS OF THE INTERIOR

Two steps in to villa with a modern design door at the entrance. Inside is dark wood laminate flooring throughout. The entrance hall consists of 2 ½ full length wardrobe with hanging space and shelves. A full length leather surround mirror. Archway through into lounge area which then follows through another archway to the bedroom area of the villa.


Living Area-

Two wooden shelves with books & glass handing candle holders on the wall. Above the shelves is the Air Conditioning unit. Under shelf is small brown coffee table & brown leather tub chair with orange & brown cushion on top of a beige rug. Door & long window covered with voiles to allow access to side area of the villa & window.has a Large 5 seater black leather corner sofa with assorted cushions in various designs and colours. Large circular black glass topped coffee table with glass bowl candle holder. 2 x beige floor rugs. Large window with voile curtains & cream roller blinds. Recessed in wall design is the open fire. Frosted glass door for access to kitchen. A 2-seater sofa bed in black leather. Square black glass topped metal frame nest of 2 tables. Black ornate large wall mirror. A metal free standing lamp. LG 46” TV with Play Station 3 console with games & 2 controllers.

WIFI router & TV receiver box. Sits on top of a low brown coloured 2 drawer unit. 2 x 5 glass spot light hanging from ceiling.

**The current IPTV system features most UK Sky channels (premium sports, documentaries, movies & music included) as well as many channels in German, Spanish and Russian. It also features an extensive library TV Series and Movies which is regularly updated.**





Through rectangular archway to Dining Area. This has large dark wood dining table & 6 beige high-backed material covered chairs. Matching wooden dresser unit with a combination of cupboards and drawers. Various ornaments for staging purposes. Double patio door for access to the side of the villa & large window with view of the driveway & hillside opposite villa. Fly screen on this window. Matching lounge voile hanging there with cream roller blinds also. Solid door as another access to the kitchen. Kitchen area

Small rectangular metal & glass topped table & 4 black plastic chairs with cream cushion pads. Beige rug. LG 8kg washing machine & LG 7kg dryer. Stainless steel kitchen sink with dryer & hose style mixed tap head. Neff dishwasher, electric hob, oven. LG fridge freezer, Lauder microwave, electric kettle, Moulinex coffee machine, electric frappe maker, Iron & board, Morphy Richards girdle sandwich toaster. Middle island with hob & 2 x bar stool chairs. Plenty cupboards with space for groceries. A well-stocked kitchen with all necessary equipment to allow catering for yourself at the villa. 3 windows allow plenty of natural light into the room and have flyscreens fitted to each one.





Through the archway off the lounge to access the bedrooms. Along a long corridor to the right is the Master Bedroom. King-sized wooden surround frame bed. With matching bedside tables, lamps and long table at the end of the bed. Air conditioning. Roller blinds on the 2 windows. One above bed has a flyscreen. 2 ½ full sized wardrobe with 2 hanging and ½ shelf unit. Ceiling light is 4 small glass spotlight design. En-suite has large white double shower tray with glass screening. Matching white large rectangular free hanging sink with wooden surround. White WC. Hot towel rail & 2 wardrobes with shelving. Window.

Bedroom 2 – Metal & wooden framed double bed, 1 bedside table and lamp. Roller blind. 3 ½ full length wardrobe. 2 full hanging and ½ wardrobe with shelving. Air conditioning. Flyscreen.

Main Bathroom 2 person corner jacuzzi bath. Hot towel rail. White floating WC & large matching rectangular sink. 1 double wardrobe with shelves. Window.

Bedroom 3 – Dark wood, single beds & matching bedside table with lamp. 2 windows fitted with fly-screens & Roller blinds. AC Unit. 4 small glass design spot light ceiling light. 3 full length wardrobe, 2 full hanging with 2 drawers at the bottom & middle ½ with shelves.




DETAILS OF THE EXTERIOR

Wooden gate at entrance into long driveway. To the front of the villa is the private pool & veranda area.

There is One step up to this area. There are 2 covered verandas. One has the table & 6 chairs for dining alfresco. The other has a wicker style beige sofa set, one 2-seater sofa & two chairs with matching coffee table on astro-turf acting as a rug.



Around private pool area is tiling which is then surrounded by grey chippings & flower beds. There is a combination of wooden fence, metal fencing & trees around the boundary of the property.

The pool is 8m x 4m with ladder steps into it. 6 pool lights illuminate this area at night. Tiles outside shower area next to the olive tree. 6 fully reclining sun-loungers with 3 white side tables. 1 x cream parasol & base (more parasols available). Clay oven & charcoal BBQ & with outside sink/preparation area. With artificial grass area in front. Gas outback BBQ.

At the rear of the villa is a drying line & the hut which houses the boiler for the central heating. An additional storage unit for owners use and the tank for the oil for the underfloor heating. Around the opposite side of the villa to the pool there is a large open area which has been created for the table tennis, & a small table football game. There is a small bistro style table & 2 chairs. Access with 1 door to the lounge area where there is one step. Then 3 steps to the patio doors from the dining area.

Should you be looking for a property which will offer you seclusion, peace & luxury this is the villa for you all within a short drive to the nearest airport, shops and restaurants.

''We loved the villa. Probably one of the best equipped I’ve ever stayed in. We absolutely loved the little café down the road. We had some of the best food there of the entire holiday and the owners are just lovely – they even jumped in to help us change a tyre when we got a puncture! We were like friends by the end of our time there! Highly recommended to whoever stays in the villa – it really makes it the perfect location. Tania and Savvas were also very easy to deal with and helpful. So, another great holiday in Cyprus! Thanks for all your help as always. ''.

''We are feeling a little sad to be back home today after a lovely peaceful holiday in Alex's villa. The villa was fantastic. Great facilities and the pool and outside areas were amazing. We really enjoyed the villa and feel totally rested and relaxed. Perfect location for us as we like peace and tranquility. It was quiet as promised and the view was beautiful. It was only 20 minutes drive to big supermarkets in paphos.

We literally stayed at the villa for the whole week relaxing and chilling. We only ventured to Paphos a few times for shopping for our BBQ's as we wanted a reallyvrelaxing break. This villa was perfect for that. The Lidl in Paphos was fabulous for shopping and had everything you could need and was easy to get to.

As always, you kept us informed and were always helpful with any questions. Very happy. I dont even shop around or look anywhere else to be honest as I know we will get the best service with you. Absolutely satisfied with the service locally too. No concerns at all. Everything was great. The owners left a message to say when they would call to clean the pool which was helpful.

Other activities are easy to find are the villa is well placed to access Amargeti Equestrian Club also for those who enjoy horse riding. Further details at Amargeti Horse Riding

Aphrodite Hills is also home to one of the best spa’s in the whole of Paphos. Gym classes run daily and for approx €40 euros per month, you can use all facilities and take classes free of charge. Above Nata itself, lies the road to the Troodos Mountains and Cedar Valley. The route is peppered with other small but charming villages along the way and is a major wine route with Kolios Winery one of the best in the region. They also do a beautiful lunch of organic and homemade produce (booking required).

There is an excellent (and quiet) highway which runs to all corners of Cyprus but the old coast road is the most scenic route. A drive along here past various ancient sites such as Aphrodite's Birthplace and Temple, towards Limassol, taking in the ancient amphitheatre of 'Kourion' , is delightful and is littered with the most beautiful views.
