Villa Kypria is a newly refurbished villa with professionally designed interior, situated in a secluded, private & tranquil sensory on the outskirts of the little Cypriot village of Ayia Varvara. It is ideally situated, being just 12mins (10.5km) from Paphos International Airport and 10minutes from the heart of Paphos Town.

The villa is situated within the tranquil settings of the location and is also just a short drive from various local villages which have a huge variety of restaurants, cafes and shops / kiosks, to ensure you never go without. In 10 minutes or less you have the villages of Anarita, Kouklia, Aphrodite Hills, Mandria, Yeroskipou, Timi, Konia & Paphos so your evening’s entertainment is taken care of when you wish to leave the villa. There is also a mini-market with local produce and a swing park within walking distance in the village centre.

During the days, you have a variety of interesting places to visit and Ayia Varvara is perfectly situated to allow you to do just that. Close to home are Paphos town & harbour, the Troodos region (with all its pretty surrounding villages) & the wonders of the mountain settings and accompanying lifestyle. For days when a little more of an adventure is sought after then you are well placed to try Polis & Latchi with its fantastic opportunity to visit the Blue Lagoon (by hired boat), Nicosia with all its history and culture and Limassol, with its new marina. These options and many others ensure your trip to Cyprus is diversified and varied (if sight-seeing is what you are looking for) and assisted by the easy access to the motorway network which is just 3 minutes’ drive away.

This villa experience however is mostly about having the perfect location to have a holiday that is all about relaxation, peace and quiet. Its’ perfect setting within the natural landscape makes it a slice of heaven, completely secluded and private with only the occasional sounds of the local wild life sharing their joy of the setting too.
The villa has been completely refurbished inside & out this year and given all the little touches which make the stay truly magical.

As you drive down the road towards the villa you can clearly see how peaceful and private the villa will be. The villa is a spacious 3 bedroom single storey bungalow which is located in its own secluded plot which is surrounded (and enclosed) by fences, established mature shrub trees and hedges. The entrance to the plot is through double gates, leading to the front of Villa Kypria, which has a choice of parking for up to 3 cars. Next to the main garden there is also a large grass area which is available for your sole use during your stay should you wish to utilise it.


Once you enter Villa Kypria through the pillared entrance you will find a property which has been decorated to a very high standard with great attention to detail. The property consists of a large luxurious open plan living and dining area with direct access to the kitchen area through an archway. On either side of this area there are the bedrooms, creating an east and west wing feel to the property where the sleeping arrangements can be flexible to suit your individual requirements.

As you walk into the property, the first area you see (and the main area of the property) is the living & dining area which has been decorated in an elegant yet very striking décor. By using the dark browns of the solid oak furniture along with the lighter browns of the leather sofas the look is achieved by the dramatic addition of navy and gold for colour. The luxurious addition of these colours by means of finishing touches gives that wow! which you are looking for in your holiday experience.

The modern addition of the flat screen LG TV with surround sound speaker bar & DVD player will help ensure your ‘chilling time’ of watching the Premium TV** package on offer will be picture, and sound perfect. The air conditioning and open fireplace (depending on the season) are available to ensure your maximum comfort. There is the additional benefit of central heating which is available in certain areas of the property. There is ample seating for 6 guests with an assortment of styles to ensure your movie time is perfect. The dining table which is solid dark oak wood has comfortable seating for 6 with dark brown leather seat pads. The book shelf has an assortment of books which you are welcome to enjoy. There is also a variety of guide books to enhance your stay and are there for your reference.

There is use of WI-FI which is included for you during your stay.

**The current IPTV system features most UK Sky channels (premium sports, documentaries, movies & music included) as well as channels in Germand & Russian and an automatically updated Video Library with films, series and more**.

To your first right is the kitchen which consists of clean white units with the addition of a navy blue granite worktop which, when the sun hits it, sparkles and glimmers of the minerals within this beautiful surface. The kitchen itself is fully equipped with all the kitchen equipment you will need during your stay with an array of dishes, glasses, pans and trays as well as a Hand held Blender to ensure you can create whatever you wish to conjure. The fridge/freezer, gas hob with extractor, fan assisted oven, dishwasher, washing machine & nespresso coffee machine will ensure all your needs will be met. There is also a large wooden table to ensure you have all the space you need to prepare any meals you are planning.

Through the second right you enter into the Master bedroom area which has been finished to a high standard with the luxury of an oak ‘Super king-sized’ bed. The luxury Egyptian cotton bedding in gold and navy details will ensure your sleep is peaceful. The ‘black-out’ roller blinds, air con and remote controlled ceiling fans further assist and will help ensure longer lies and naps which are an essential part of holidaying!! :-) A matching full length mirror and dressing table help finish the look. The large full height wardrobes allow for all the storage space you will need for your personal items and suitcases.

The new En-suite offers a modern sleek look with its matching large cream & navy mosaic detail tiles with the double sized shower tray and glass screen. The attention to detail continues with a choice of showering styles with the powerful overhead soaking rain shower head or the small yet just as powerful wall fitting head on a pole. There is a WC & wash hand basin with mirror & shelf with a socket for an electric shaver available should this be required. The addition of the electric towel rail ensures your luxury & Egyptian cotton towels are warm if you so wished.

Once back in the main area and to your left is the other wing of the property which can also be separated with the use of a sliding door. The second bedroom has been decorated with the same attention to detail throughout as the master bedroom. The same Egyptian bed linen and style which you will find has become standard throughout the villa. The dressing table and wardrobe space also allows the 'home from home' experience with ample storage for your belongings. The air-conditioning and ceiling fans will also ensure you sleep is optimum too. The beds within this room also allow for a more flexible sleeping arrangement.

Each Bedroom has ceiling fans and flyscreens have been fitted throughout to allow for good natural circulation.

**The beds are able to be set up either as one super king size bed like the master bedroom or we have the option to have them as two large single beds. All we need to know is the details of this in your booking request as we would be happy to accommodate your individual needs**. The room also has the benefit of patio doors leading directly out onto the shaded veranda overlooking the private pool and gardens.

In the small corridor is access to the main bathroom. This offers the use of the bath and an over the bath shower, as well as WC & wash hand basin. The towels are Egyptian cotton so the luxury feel continues throughout. The final doorway in this corridor leads to the third bedroom which although is slightly smaller than the other rooms, has also been decorated to the same high luxury standard with the navy & gold décor shown off with the use of same Egyptian bedding and towels. It has an ‘Aphrostrom’ mattress to ensure comfort is had in there too. The flexibility of bed arrangements is also available and can be two twin bed or one king size bed. Your requirements would be advised upon final booking to ensure the villa is how you require it upon your arrival.

The villa is alarmed for your peace of mind


The shaded veranda area can be accessed from three points. The main living area, bedrooms 1 & bedroom 2. There are a few small steps which lead you gently down & directly to the pool area & garden. Within the garden there are various fruit and olive trees which bear fruit (peach, tangerine, pomegranate, fig, bitter orange) at the various times of year and an array of different species of trees and flowers which give you a splash of colour too. The backdrop to this is then the natural surroundings of the local landscape. With the villa being in the valley the views of countryside around it are breath-taking and changeable making it interesting at all times of the year. To the front of the villa are some table and chairs which allows you the morning sun while enjoying your breakfast or a coffee late morning. There is also a swing-seat which offers you the relaxation of this period or even the enjoyable evening light when the sun is setting help you relax for your evening ahead.

During the day there are a variety of sun bathing options available with choices in the style of sunbeds and of course, the fantastic daybed.

The opportunity is there at Villa Kypria to create the environment you wish & with the established garden & various covered areas there is some natural shade available for when you may wish to have a break from the sun. Portable parasols are there for your use as required, as are towels for your use around the pool area. With the addition of roman steps into the 8m x 4m private pool, getting into the pool is accessible for everyone and the perfect place to sit and enjoy a cool drink during the hot summers days.

Under the covering of the vines, the pergola offers the perfect location for the main outdoor dining table where you may enjoy the gentle summer breeze with a cool drink in hand or some formal alfresco dining in the afternoon or evening. There is the traditional stone BBQ which uses charcoal to ensure your food is the most authentic & tasty and a great selection of all the various tools and equipment you will need to ensure you have a smooth and hassle free dining experience. At the side of the villa you will find a small outhouse building where you will find the washing machine for your use during your stay and next to that a drying area for your items. (it doesn’t take long to dry clothes in Cyprus….)

There is a car port for 2 cars to assist keeping cars cool in hotter months.

Behind the outhouse you will find an outside shower fitted with anti-slip tiles making it a great way to cool down before entering the pool or removing sand from your feet once you’ve been down to the local sandy beach ('Timi ') or maybe one of the many others further afield. ''The villa was perfect, just as described, looks exactly like the photographs. It was very secluded as stated but with a car was in easy reach of anywhere you wanted to go.

Plenty of lovely restaurants around the harbour area of Paphos, which is around a 15 – 20 minute drive. A lovely restaurant I highly recommend is Gabriels in Kouklia which is just over 10 minutes away on the road to Limassol. Fab food, great location at a very reasonable cost.

Extremely satisfied with your service, you could not have been more helpful. The welcome pack at the villa was just what we needed after a long journey, a very nice touch. The property itself does not need improving, it is perfect. ''

In very good clean and tidy order, very well set out, spacious, a home from home. Lovely clean pool. Ideal. For us and our 3 children. Perfect rural location but easy to get about with hire car. Private and secluded exactly what we wanted.

We liked Latchi watersports, tombs of the kings and Kato Archeological Park, Paphos Zoo, Fasouri Waterpark, Coral bay karting, Oniro By The Sea, Mysterium, so much to see just not enough time. Happy with your service ''

''The property is wonderful, very spacious and well laid out. There were new kitchen appliances, garden furniture, blind and tv compared to our last visit. All were a welcomed additions and all were to a high standard! The villa was incredibly clean, even to the smallest detail. The welcome pack upon arrival was a great relief when arriving late at night with quite a considerable collection! Very thoughtful of the management and a really nice touch. TV package is great as well! Beds are very, very comfortable especially with the aircon & fan in the room. We seen many lizards which we really enjoyed, there was a big lizard who seems to live on the roof which we would spend time trying to spot! Really like that there is wildlife like this within the property..We really do have a soft spot for villa kypria.

If you are looking for peace and quiet then this is the perfect villa. You have complete privacy in the middle of a valley giving amazing views! It is near a small village which we enjoyed walking around to see the different styles of buildings and local monuments. It is 10 - 15 minutes from the airport and really easy to find.

There are some small mini marts near timi, we prefer the one within timi rather than the one on the main road...they people just seem nicer. There is a pharmacy just next door also. Plenty of restaurants nearby, the nearest being akis tavern which I highly recommend. There is a slightly more upmarket restaurant nearby called olivio restaurant if you want something more ‘restaurant’ than taverna. Aphrodite Hills is about a 20 minute drive where you can get some decent food & ice cream, the shops there are quite expensive though.

I really think you should consider advertising that the property has a carport...this is a lifesaver during the blazing heat and think people would look for this when considering where to stay.

The service from letsrentonline is amazing! Steven is great and does a good job at keeping patient with us! Seems to know exactly what we are looking for and is on hand for online chats to discuss further. He is very accommodating and does everything to try to ensure that you enjoy your holiday.

''The villa was quality, very spacious and clean. Incredible location, beautiful gardens. We kept mainly to ourselves enjoying the pool and sun, but loved Timi beach,especially the ice cream man and Paphos Harbour with so many beautiful eateries. Absolutely no problems with your service, helped from day 1, only wish had taken advice and booked a hire car through the firm that you recommended as the firm we used are causing us problems still. Taxi recommendation A1. Locally, Nicos was great, we rang up over a minor problem with the tv and he came out to sort it out, also just mentioned the rail in the pool was loose and he came back next morning to correct it, thank you Nicos. Unfortunately this was our last holiday abroad due to my disability, although we have been to Cyprus three years on the trot, and you will be highly recommended. We have come back to a very grey Cleethorpes and so wish we could be sitting by the pool, oh dreams!!!''

''Thank you very much for confirming the return of our deposit. We had a lovely holiday and really appreciate all of your help. I hope you find the feedback useful.

The villa was ideal for a peaceful getaway, very well laid out and very spacious. The gardens were beautiful and well maintained and really made the villa stand out. The lounge was comfortable with all the mod cons that you could need including a great tv package which hosted many films and tv shows. The kitchen was also well equipped and a much needed welcome pack was waiting upon our arrival!

We spent a lot of time around the pool which provided some cooling relief from the hot sun. There were plenty of sun loungers to choose from as well as shaded seating for those that don't like to sit out in the sun. There was an abundance of wildlife around, we particularly liked looking out for the resident lizards!

The location of the villa is quite secluded with hills on each side which made it feel very private and also providing some wonderful views at sunset. The villa is accessed by a long driveway and secured with gates and fences all the way around supported further by trees and hedges. It feels far from everything but in reality everything you could need is a short drive away. There are two mini marts, one in timi and the other not far from the turn off to the airport. The supermarket we used was just off of the A6 which stocked everything you could need. You can not hear a single plane from the airport even though you are 10-15 minutes away. Personally I felt this was an ideal location that allowed us to experience the Cypriot way of life.

I would highly suggest looking for the route to the villa on google maps, especially if you are landing at night as there are few street lights around once you get off of the main routes. However once you have found the villa it is very easy to find again afterwards. It is also worth noting that google maps does work on an iPhone in Cyprus and we used it to get around rather than using a sat nav.

There were some great restaurants in and around Paphos. We visited Sienna restaurant, 7 St. George's and Akis tavern. Akis tavern is a 5 minute drive from the villa and you can expect some amazing home cooked food at a reasonable price. Akis himself is a very pleasant guy who really enjoyed the fact that we were staying in Agia Vavara as his parents lived there.

There is also a takeaway restaurant in timi which cooks traditional Cypriot food. We had two Souvaki with chips which honestly was enough to feed 4 for only 12 euros and it was so fresh! The waitress did not speak English, luckily her son did, so good idea to know what you want before you go...or take a translator app with you!

I couldn't praise Steven more for the help he provided us, very helpful, patient and kind. Really made our experience a pleasant one! Nicos, much like Steven, was a great guy. We had an issue with the TV and he came out straight away to fix it. He was really easy to get a hold of and was especially helpful and friendly. Once again thank you.''

''The villa was brilliant. Beautifully appointed, lovely pool, meticulously maintained beautiful gardens and outside facilities. The fact it had UK plugs was a nice surprise. The kitchen had most things we needed thanks to what was already provided by owner plus the wonderful welcome pack and what other guests had left. The TV had a choice of English language channels which was welcome. Full Sky and then some. The beds were comfortable as was the lounge and outside furniture. A real home from home and one of the most relaxing places we have stayed in. 5 star rating from us.

The location was lovely. Set in beautiful gardens and the remoteness of it helped the relaxation. It was useful that we could lock the access gates at night and lock the sleeping areas separately, which made us feel more secure. Once you found the Villa once it was easy to find every time we went out. We didn’t use any restaurants or bars. Our trip to the Archaeological Park was most informative and recommended for a taste of Cyprus history.

''We had a lovely holiday thank you, back to reality. I would just like to say that the villa was perfect. Very well equipped, like home from home. Plenty of towels and large enough for all 6 of us. The pool was cleaned at least once a week and the chap was most polite and friendly. I had emails and communication throughout with Steve at LetsRentsonline and was very impressed, excellent customer care.

We had a leak in the bathroom basin, no ones fault, these things happen and we emailed Steve and spoke to Nicos and the leak was resolved immediately. Also the air conditioning wasn't working in one of the bedrooms and again the engineer came out the same day, fixed the faulty unit and checked all the others, very good service.

Cyprus is a beautiful island and the people are extremely helpful, friendly and polite. We was talking to an English couple that lived in Paphos and they recommended Gabriels in the village of Kouklia, lovely owners, great service and the food was the best meal of the holiday, high recommend. ''Excellent! The property is really lovely, very spacious and clean. The grounds are well maintained and the pool is exceptionally clean and a great size. Fantastic romantic gateway or for a large party of guests who want to explore. I think families with children would prefer something closer to the beach, such as Paphos or Coral bay, simply because of amenities. We thoroughly enjoyed visiting Aphrodite rocks. Highly recommend, very attentive, informative and responses were excellent. Locally, Nicos was very professional and his response times impeccable. We would also commend the pool staff, the grounds maintenance person and our cleaner Anna who were all courteous and respectful of our privacy - fabulous team! We'd personally like to thank you for all your help and assistance both prior, during and following our stay. ''The villa is of a very high standard internally and externally. The villa is obviously maintained to a very high standard. The location, although secluded, was just what we wanted for a relaxing holiday. The views are quite breath taking. I would always recommend a visit to Pollis and Latchi. The boat hire from the water sport centre is a must.

I must mention Nicos and his team. My wife and I have rented many villas in Europe over the years,but felt the customer service we received at villa Kypria was excellent. Can you please pass on our thanks to Nicos. Steven, I must say the service we received from you has also been excellent. The advice on our airport pick up from Andy proved to be invaluable as i don`t think we would have found it in dark. Andy stayed with us until we gained entrance. Also your recommendation on car hire proved to be a winner as well. I think you should place Andy`s service as essential on your first visit to Kypria..''

During the days, you have a variety of interesting places to visit and Ayia Varvara is perfectly situated to allow you to do just that. Close to home are Paphos town & harbour, the Troodos region (with all its pretty surrounding villages) & the wonders of the mountain settings and accompanying lifestyle. For days when a little more of an adventure is sought after then you are well place to try Polis & Latchi with its fantastic opportunity to visit the Blue Lagoon (by hired boat), Nicosia with all its history and culture and Limassol, with its new modern marina. These options and many others, ensure your trip to Cyprus is diversified and varied (if sight-seeing is what you are looking for) and assisted by the easy access to the motorway network which is just 3 minutes’ drive away.

Mandria village square (6km) is also host to some great eateries including a newly opened fish and chip shop. Local (not busy) Beaches can easily be reached at 'Timi', ‘Petra Tou Romiou’, Pissouri, Avdimou in one direction and Coral Bay and Lara in the other. Aphrodite Hills is also home to one of the best spa’s in the whole of Paphos. Gym classes run daily and for approx €40 euros per month, you can use all facilities and take classes free of charge. Above Agia Varvara itself, lies the road to the Troodos Mountains and Cedar Valley. The route is peppered with other small but charming villages along the way and is a major wine route with Kolios Winery one of the best in the region. They also do a beautiful lunch of organic and homemade produce (booking required).

There is an excellent (and quiet) highway which runs to all corners of Cyprus but the old coast road is the most scenic route. A drive along here past various ancient sites such as Aphrodite's Birthplace and Temple, towards Limassol, taking in the ancient amphitheatre of 'Kourion' , is delightful and is littered with the most beautiful views.
