Cyprus - Paphos, Peyia


Villa Balmoral is an imposing and uniquely designed stone built detached villa with contemporary and quality fittings throughout. Just 200m from Peyia Village square and all its amenities the villa offers stunning views over Peyia, Coral Bay and the Mediterranean Sea from most areas of the house and its pool area. Take a swim in the private pool or relax on the sun loungers and feel the gentle breeze as you absorb the warm Cyprus sunshine.

Watch the sunsets from the properties balcony or verandah then take a gentle stroll into Peyia Village for lunch or dinner in one of the many great traditional tavernas where you will find the some of the best hospitality anywhere in Paphos. The beach resort and amenities at Coral Bay are just a few km away by the coast and you have an excellent base for exploring the villages such as Kathikas with its wineries and many great restaurants or across to the Akamas Nature reserve which hosts one of the best unspoilt beaches in Cyprus (Lara).

Privately set within a large corner plot in the a central area of the old village centre of Peyia, this impressive 3 bedroom, 2.5 Bathroom detached Cyprus Holiday Villa has been designed, furnished and landscaped to the highest standards and offers a real taste of traditional Cypriot village life.

The fully air-conditioned villa enjoys all modern comforts as well as beneficial extras such as 8m x 4m Private swimming pool with Roman Steps, handrail and seating shelf, long Covered Verandah with dining table (to seat 6), stone built BBQ, large leather sofas, Premium Channel IPTV, Wi-Fi, 3 double sized bedrooms with amazing en-suite to master bedroom, a family shower room with large walk-in shower, cloakroom & designer kitchen with all modern appliances including dishwasher and much more. The villa also offers wheelchiar accessibility with ramps allowing access to the villa and pool area.

Everything at the villa is characterised by the lovely stone build, surrounding stone walls, the chunky wooden rails and pillars, and sharp contemporary features on the inside such as glass block screens in the bathrooms and the chrome/glass balustrade on the staircase to mention but a few. Added to the Cyprus sunshine, the views to the Med and the large outdoor seating/lounging areas and you are in for a great holiday at Villa Balmoral.


DETAILS OF THE INTERIOR

After accessing the villa from the rear driveway, the main door opens up into a bright and airy reception area where you are immediately taken with modern design features of this amazing holiday home.

To the left is the large open plan lounge/kitchen area which is very modern in its design but also very comfortable and homely at the same time. The lounge consists of a large corner leather sofa, 2 single leather chairs, glass coffee table, large (40'') flat screen TV, wood burning stove (for slightly cooler off-season evenings), ceiling fan, air-conditioning unit and access out to the verandah via patio doors.

The kitchen is large, very modern and offers great choices for eating, cooking, entertaining and catering in luxurious surroundings. Many little extras that you don't always find in holiday villas are here for your pleasure and relaxation. Main appliances include waist height oven, separate hob and hood, washing machine, dishwasher and large fridge/freezer (all Bosch), double ceramic sink with mixer tap and patio doors out to the verandah. A table and 4 chairs in this area allows for casual breakfast or coffee.

Going back to the reception/hallway area you will find the modern cloakroom with wc and wash hand basin. Access from this area is then gained to 2 bedrooms. The first to the right hand side consists of a king sized bed, fitted wardrobes, dressing table with mirror, ceiling fan and air-con unit.

The second bedroom on the ground floor consists of 2 large single sized bed. Access from this bedroom can be gained to the large verandah and the window affords wonderful views over the private pool and out to the Sea. This bedroom also has a ceiling fan, air-con unit, large fitted wardrobes, dressing table and stool.

In between the bedrooms is a substantial sized shower room with large walk-in shower, wc, wash hand basin. The shower screen is made from glass blocks which gives a very modern feel.

Going upstairs to the master bedroom quarters, you walk up a wide marble staircase with smartly designed balustrade finished with glass and chrome. At the top left you will find a door out to a large balcony which is great for lounging and admiring the views. The master bedroom itself features a super king-sized bed, large fitted wardrobes, ceiling fan, air-con unit and dressing table with mirror. Patio Doors lead out to a balcony which faces directly towards the sea. 2 small tables and 4 chairs have been provided and are portable between the balconies.



**The current IPTV system features most UK Sky channels (premium sports, documentaries, movies & music included) as well as a video library and many channels in German, Spanish and Russian**.

Last but certainly not least is the beautiful en-suite to the master bedroom. The en-suite is large, modern and designed in striking colours. The large walk-in shower is surrounded by glass blocks. The en-suite also features good storage units, large wash hand basin and wc.

The villa is fully air-conditioned with ceiling fans assisting with good circulation, has fly screens fitted on selected windows and has a supply of fresh drinking water to the kitchen. Towels are supplied for inside as well as by the pool. The water is heated by solar panels on the roof with back-up immersion if required.

*The villa is accessible for wheelchairs due to ramps placed around the property. This is assisted by the large walk-in shower on the ground floor. It is not however fully wheelchair 'adapted'.

Please note that the owners leave a very nice welcome pack which includes:

Bacon, 6 eggs, Beans, Loaf of bread, Butter, Cheese, Orange juice, Corns flakes, Biscuits, Tea (box), Coffee(jar), Sugar, Milk, White wine (Marks and Spencer), Beer x 4. If our customers would like us to do some of there shopping prior to arrival we will gladly do this for them (so long as not over-complicated :-))


DETAILS OF THE EXTERIOR

Villa Balmoral is accessed by a gated driveway with pedestrian access which can easily accommodate 2-3 cars. This area is also shaded for most of the day.

To the front of the house, accessed from kitchen, hallway or lounge is the large L-Shaped covered verandah which provides the ideal place for relaxing in the shade, taking in the views and socialising with your party. An oval rattan style table and 6 are chairs supplied. To the side of the house is a stone built bbq (close to the kitchen) which assists with alfresco dining and outdoor lifestyle at all times.

Down a small set of stone steps and you are at the private pool area with paved patio for lounging adjacent. 6 rattan sun loungers with cushion pads have been provided for your relaxation.

The private pool with curve is 8m long by 4m wide. Its shallow end is accessed by roman style steps and handrail for ease of access.

Opposite the steps is a seating shelf which allows you to sit and relax, cool off and perhaps enjoy a soft drink or cocktail in the Sun. All this while admiring a beautifully crafted stone built exterior or some of the colourful flowers on the surrounding hedges. Villa Balmoral offers everything you need for a relaxing and luxurious holiday in the Sun.

''We have had a fabulous holiday in Cyprus at Villa Balmoral. Absolutely perfect in every aspect. Well designed, beautifully decorated and equipped with everything you could possibly need. Also 100% clean!
The villa is situated in a lovely spot, with a great view of the sea and sunsets, and close to all amenities. We would recommend The Grande restaurant in Pegia village, which is friendly, brilliant for food and drinks and within walking distance from the villa. Also the Sea You Beach Bar, Potima Bay, which is beautiful, peaceful and amazing for watching the sunset (also great for sunbathing as it is not as busy as the nearby beach in Coral Bay!) We would also recommend the Samisan Japanese restaurant in Coral Bay which was really good fun and brilliant entertainment. We had no problems at all booking with you. Everything was quick and easy we were kept well informed, with lots of different information. We had a brilliant, warm welcome from the caretakers from the villa, who were lovely people, very friendly and extremely helpful with everything that we needed. Everything was perfect!

''Thanks for all your help and guidance with our recent vacation/family reunion in Cyprus. Everything worked as planned, the airport transfers, the car hire and most importantly the villa were all very good and could not be faulted. It was the perfect location for us and we could not have had better hosts with Eddie and Jeanette. I would happily recommend yourself and all of the above to our friends and family if they are heading to Cyprus.

The property was exactly as described, it is finished to a very high standard and could not be faulted Eddie and Jeanette were perfect hosts. Peyia is a beautiful location full of local charm and we enjoyed exploring its many taverns and shops. We enjoyed several of the local taverns and shops, but found ourselves returning to Vrisi tavern for the warm welcome and excellent standard of food. Also the Vasilikon winery is only a short 25 minute drive up the hill and again we enjoyed a warm welcome with some very good local wine.

We sent many e-mails in the run up to our vacation and all were answered quickly and professionally. Steven was excellent his local knowledge and recommendations all worked perfectly and these were instrumental in making the vacation a total success. Eddie and Jeanette were the perfect hosts welcoming and on hand when we needed anything but never intrusive. They maintain the villa to a very high standard and it really did feel special. We all agreed this holiday could not be faulted.

''We had a wonderful stay in Villa Balmoral, & I think this is a superb Villa to have in your rental portfolio. The property was absolutely stunning. Extremely comfortable, with high end decor, fixtures, fittings, & furnishings. Very safe & secure, with lots of privacy. A beautiful place, which enabled us to have a totally relaxing stay.

The location of Villa Balmoral is excellent, nestled in the village of Peyia itself, close enough to be able to walk to local bars & restaurants, & within an easy drive of several beaches, & lots more bars, restaurants, supermarkets, take always, etc. I would recommend hiring a car, as then you can trip around, if you so wish.

Philipos Supermarket near Coral Bay (there is a smaller Philipos in Peyia itself, but we never used this as we did our shopping as we were returning from outings). Phidias Tavern, Seriani Restaurant, Samisen restaurant, in Coral Bay all serve delicious food, in very warm & friendly atmospheres. The Sea Caves Tavern does the most delicious Souvla BBQ on a Sunday, but booking is recommended as it gets very busy. They also have a really lovely, simple menu for the rest of the week. We have had take away food from Santa Marina in Coral Bay, but this is also a fab restaurant that serves delicious food. We've also had take away food from Chinatown, heading down from Peyia village to Coral Bay. Sea You Beech Bar is the perfect location for relaxing drink while watching the sun set......beautiful! It's right on the beach at Kissonerga (about a 10 minute drive from the Villa), & although we didn't eat here, the food that was being served to others looked & smelt delightful. Karaoke with Maria & Jim at Millennium Bar in Coral Bay is a fab, fun night, & Cypriot Night at Phidias Tavern is also an excellent night out (Tuesdays & Fridays), but again, booking is recommended. The service provided by yourselves was second to none! Excellent, informative, helpful, & friendly correspondence. A pleasure to deal with. Managers Eddie & Jeanette were an asset to the property, & our whole holiday experience. They were in the property next door, but never did we feel like we were being observed or scrutinised; on the contrary, they were so helpful, friendly, and very caring about the villa & our comfort there. ''Fantastic, amazing, superb, cannot recommend it highly enough. Having the annexe made all the difference with three generations in the same place. Loved it. Perfect. Quite by chance really. My sister was getting married at Peyia town hall. We were able to walk there easily. Loved Peyia itself, much better than staying in Coral Bay which is so much more commercialised. Would recommend Kathikas local taverns, Coralia beach, Yialos. Absolutely satisfied with your service, thank you. Louise could not have been more helpful. ''Really modern and beautiful. Very well kept and fully stocked with high quality crockery, pots and pans etc etc. The pool was fantastic and well maintained. The location was great - very close to the Peyia village bars and restaurants and then a short drive to coral bay and the larger supermarket. I would highly recommend Peyia Tavern for a lovely meze meal which was extremely high quality and very plentiful!! I would also recommend Samisen in Coral Bay for a great evening of eating and entertainment. Finally I would recommend a day out at the Aphrodites Waterpark in Paphos. Very satisfied with the services from lets rent online. A good level of communication and information, very useful driving directions to the villa and very timely responses to my emails. Fraser and Louise were great and we often saw them around in Peyia village and stopped for a chat. Great people. I have no suggestions for improvements, all was exemplary''.

''Fantastic, this was the best villa I have ever stayed in. Beautiful villa, built to a high spec and the finishing touches inside were perfect. The villa was immaculate and a pleasure and a luxurious place to stay. Location of villa perfect - brilliant vil5la for guests with disabilities, as the bedrooms downstairs are as good as master bedroom and had walk in shore rooms. All of Peyia is good - plenty of variety to suit everyone

The services you provided were first class. The owners- Again absolutely first class. You could NOT improve this property!!!! We are coming back in September, villa also booked through you and will definitely book Villa Balmoral for next year - 2 weeks though!!! ''Excellent villa - beautifully presented and high quality throughout. The owners were very helpful and kind. The best villa we have stayed in by far. Handy location for local amenities and great views. Very good access for Coral Bay and a very good local taxi company for evening meals - we preferred the restaurants a little further afield. Recommended Restaurants: Tweedies, trattoria La Vigna, Sienna and Gourmet Taverna. Enjoyed coastal walks. Very happy with all service and we will rent in Cyprus again.

Winding up through the banana plantations after a short drive along the coast road from Paphos brings you to Peyia where Villa Balmoral is centrally located near the main village centre overlooking Coral Bay. Peyia is a very typical Cypriot village. A beautiful ancient church forms the heart of the village while the narrow streets and alleyways are full of old and interesting houses adorned with colourful flowers and citrus trees. The village is still largely unspoilt with lively tavernas and friendly locals. You can buy all your provisions including fresh meat and bread in the village stores with the early morning aroma of freshly baked bread, sweet and savoury local pastries and cakes coming from the Peyia bakery being almost too much to resist! The village of Peyia is one of the most picturesque and popular villages in the area. It is spread over a large area with the village centre (only 200m/2-5 minute walk) having many good amenities including Bars (with Wi-Fi) (‘The Mill’, ‘The Jail’, ‘The Grande’, ‘JJ’s’), Restaurants (home to Sophie’s themed restaurant, ‘The Peyia Tavern’, ‘Cousins’), Takeaways, Shops (Philippos supermarket, Constaninides Bakery, pharmacy, fishmonger, deli) and a bank (to name but a few).



Only a 5 minute drive away is the famous Coral Bay resort with its Sandy beach for all the family as well as its more extensive selection of nightlife and daytime activities. Other things to do in the area include Paphos Bird Park, reptile park, horse riding, Akamas Peninsular & Lara Beach Nature Reserve (famous for turtles), hiking/walking, buggy safaris, 4 x 4 safaris, sea caves area, watersports, sailing, wineries and much much more. Amusements and the Waterpark in Paphos are also easily accessible from Peyia, as are numerous archaeological ruins such as the Tombs of the Kings, Paphos Mosaics and the Christian Catacombs. For golf enthusiasts, Paphos area now offers 4 golf courses. Aphrodite Hills and Secret Valley are both approximately a 40 minute drive from Beau View, Tsada golf course (now Minthis Hills) is a short 20 minute drive from Peyia. The newly opened Nick Faldo designed ‘Elea’ golf club looks to be the new Jewel in the crown and will put Cyprus firmly on the map as a European golfing destination. The course is near Paphos airport which is just under 30 minutes drive from Villa Balmoral.

If you want to get out and explore some fantastic scenery, take a trip to the Akamas Peninsula, Polis, Latchi or even Troodos mountains. The Akamas is an untouched part of Cyprus with unspoilt coastline and traditional fish taverns in stunning seaside locations. Troodos is of course the main mountain range in Cyprus, not many people know that in the winter....you can ski!

Please note that the owners leave a very nice welcome pack which includes:

Bacon, 6 eggs, Beans, Loaf of bread, Butter, Cheese, Orange juice, Corns flakes, Biscuits, Tea (box), Coffee(jar), Sugar, Milk, White wine (Marks and Spencer), Beer x 4.  If our customers would like us to do some of there shopping prior to arrival we will gladly do this for them (so long as not over-complicated :-))

A refundable security deposit of 200 is required to cover any damage or breakages to the property

Access to the property is anytime from 3pm on arrival.Guests must vacate the villa by 11am on the day of departure.
